Frequently Asked Questions

The date you can move into your new property will depend on a variety of factors, including how many search enquiries arise, the completion of the survey and whether or not your transaction is part of a chain. As a very broad guideline, a typical timeframe for completion can be anywhere between 4 and 20 weeks.

It is up to you to arrange your own survey and advise us when this has been completed. Surveys, concerned with the physical condition of the property, and conveyancing, concerned with the legal status of a property are completely separate processes conducted by different companies.

The exchange date, is the day from which are legally bound to go through with the property sale or purchase, whereas the completion date is the day in which the keys are exchanged between the buyer and seller.

If the works have been carried out in the last four years, then complications may arise due to this. If the works took place earlier then the statute of limitations will have passed and this will not effect your transaction. However, regardless of when the works took place, if they do not meet fire safety regulation standards, then this issue remains enforceable by local authorities for an indefinite period of time and will effect your transaction.

If you are acquiring a mortgage to facilitate your purchase, then you have to have searches undertaken as part of your mortgage requirements. If you are a cash-buyer, this is left to your own discretion, however it is always advised to have searches undertaken to prevent unexpected issues arising after the transaction has completed.

Removals should not be booked until you have already completed on a property transaction, as booking them any time before then risks the transaction not being complete and may result in you having to rebook.
